
Apple Leases 2.7 Lakh sq ft Office in Bengaluru
Apple India has signed a major lease agreement for 2.7 lakh square feet of office space in Bengaluru’s Embassy Zenith. The deal, spread over a 10-year period, is valued at nearly ₹1,010 crore, making it one of the city’s largest single-tenant office leases. This space is expected to become Apple’s biggest office in India, strengthening its presence in the country’s technology hub.
Lease Agreement and Financials
The agreement covers floors 5 to 13 of the building, giving Apple access to nearly 1.96 lakh sq ft of carpet area and 2.68 lakh sq ft of chargeable space. The monthly rent has been set at ₹6.31 crore, which translates to ₹235 per sq ft. In addition, the lease includes a 4.5% annual rent escalation clause and a ₹31.57 crore security deposit, ensuring long-term stability for both Apple and the developer.
Expansion Plans Underway
Apple is also in advanced discussions to lease an additional 1.21 lakh sq ft across the ground to fourth floors in the same building. If finalized, this would push Apple’s total occupancy in Embassy Zenith to nearly 4 lakh sq ft, underlining Bengaluru’s importance in its India growth plans. The expansion comes at a time when Apple is increasing its local manufacturing and retail presence, signaling deeper integration with India’s tech ecosystem.
